In a major relief for prospective homebuyers, the Bhubaneswar Development Authority (BDA) has announced that the Rs 10,000 application fee for its Ekamra Residency housing project at Subudhipur will be adjusted against the final cost of the flats.
The decision was finalized during the 153rd Authority Meeting, chaired by Housing and Urban Development Minister and BDA Chairman Dr. Krushna Chandra Mahapatra. Unsuccessful applicants in the allotment process will receive a complete refund of their Rs 2.1 lakh deposit.
Successful allottees will benefit from a full exemption on Goods and Services Tax (GST) and a 5% exemption on stamp duty. The ready-to-move-in flats will be offered on a freehold basis and include one year of free maintenance.
Spread across 7.36 acres, Ekamra Residency features three residential towers offering spacious two-bedroom and two-bedroom-plus-study apartments. The complex is equipped with earthquake-resistant RCC structures and premium amenities, including a swimming pool, gymnasium, sewage treatment plant, water recharge system, and 24/7 CCTV surveillance.
