BDA Unveils Telangana-Inspired Market & Housing Project for Bhubaneswar’s Ghatikia

In a major move to support Bhubaneswar’s expanding urban landscape, the Bhubaneswar Development Authority (BDA) has announced a modern infrastructure project in Ghatikia, aiming to develop a Telangana-style community market along with a residential complex.


The project, which draws inspiration from the Gajwel model in Telangana, will cover 2.79 acres and is strategically planned to cater to the growing population and commercial demand in the Khandagiri-Khordha corridor, one of the fastest-growing zones in the capital.

As per official sources, the proposed development will feature a three-storey, air-conditioned community market with around 220 shops, each measuring a minimum of 150 square metres. The layout will prioritize user convenience, offering:

  • Separate sections for vegetarian and non-vegetarian goods
  • Spacious corridors
  • Dedicated staircases and storage areas
  • Sanitary facilities

The plan also includes ample parking space, which will occupy 60% of the total built-up area, with a primary parking lot in the first basement. Separate entrances will be created for both the market and residential areas to streamline movement and avoid congestion.

The architecture emphasizes natural lighting and ventilation through high ceilings and open layouts. The BDA has invited tenders under a public-private partnership (PPP) model, with project allotments expected to be finalized by end of April.

Once a quiet suburb, Ghatikia is witnessing rapid development thanks to nearby institutional projects and rising real estate demand. This new venture aligns with the state’s broader vision to expand Bhubaneswar’s urban infrastructure, reduce inner-city congestion, and accommodate increasing population pressure.

The state government is also reviewing long-term plans to extend Bhubaneswar’s boundaries, incorporating more revenue villages and supporting its growth as part of the proposed Tri-City development plan.
