The Karnataka government has approved the much-awaited Bengaluru Business Corridor, a 117-kilometre road network aimed at reducing the city’s traffic congestion by up to 40%. The project, developed by the Bengaluru Development Authority (BDA), is expected to be completed within two years at an estimated cost of ₹10,000 crore.

Deputy Chief Minister DK Shivakumar called the project a major step towards easing Bengaluru’s traffic.
“Bengaluru is choking. We want to bring traffic down. Around 1,900 families will be affected, but the government is offering higher-than-expected compensation. This is one of our most important infrastructure decisions,” he said.

Project Goals

Once completed, the Bengaluru Business Corridor will help vehicles move between highways and industrial zones without entering the city centre. Officials believe this will ease congestion, save travel time, and boost economic growth.

The project will also open large areas for commercial and industrial development, making Bengaluru a stronger investment hub for both Indian and global companies.

Compensation Plan For Landowners

To resolve land-related issues, the government has announced five compensation options for affected farmers and landowners:

  • Cash payment: Twice the guidance value in urban areas and three times in rural areas within 5 km of city limits.

  • Transfer of Development Rights (TDR): Equal to twice the guidance value, based on BBMP rules.

  • Additional Floor Area Ratio (FAR/FSI): For use on remaining land along the corridor.

  • Developed residential land: For those losing more than half an acre, 40% of developed plots in nearby layouts.

  • Developed commercial plots: For commercial land, 35% of developed plots in a 35-metre-wide commercial corridor. Smaller landowners will get cash compensation.

Shivakumar said, “If some landowners refuse to give land, we will deposit the compensation in court and continue the work. No land will be de-notified.”

Lower Costs, Faster Completion

The project’s estimated cost has come down from ₹27,000 crore to less than ₹10,000 crore because many farmers have chosen land-based compensation instead of cash. This approach has also encouraged community participation and reduced delays.

Boost To City Connectivity

According to the BDA, the Bengaluru Business Corridor will connect multiple national highways, reduce travel time, and support new logistics, IT, and industrial hubs. The government expects the project to transform Bengaluru’s road infrastructure and create jobs while easing one of India’s worst traffic problems.
